Project Overview
The 130-hectare landholding on North Road, Clevedon, has long been recognised for its potential to be developed as a canal housing settlement. Being low lying and proximate to the deeply incised navigation channel of the Wairoa River, these natural characteristics have favoured the site’s development for such purposes.
The Context and Challenge
The project was supported by the former Manukau City Council and opposed by the former Auckland Regional Council. With the establishment of a united Auckland Council, a new strategic framework emerged. Through representations on the Auckland Plan, high level strategy documents and the Auckland Unitary Plan itself, the site was green-lighted by the Independent Hearings Panel and Auckland Council as governing body, notwithstanding strong opposition from some Council planners and Council consultants.
The Result
The site is now zoned “Rural and Coastal Settlement”. It has its own bespoke Precinct Plan that provides the basis for this unique and prestigious project to proceed, A major player in securing this all-important zoning for the site was a consortium led by Mr Chris Jones of Southside Group (refer testimonial).
